Booking terms.

1. Who you are booking with

Holiday Homes Samoa is a locally based accommodation manager at Lelata Street, Apia, Samoa. In these terms, “we”, “us” and “our” mean Holiday Homes Samoa; “you” means the person making the booking and the guests covered by it.

The person making the booking must have authority to act for every guest and is responsible for sharing the booking terms, property information and house rules with them.

2. Prices, availability and confirmation

Website prices and availability can change until a reservation is completed. A booking becomes confirmed only when our secure booking system issues a confirmation and any payment due at that stage has been successfully processed.

The final checkout shows the applicable currency and an itemised total. Depending on the property and guest count, this may include accommodation, cleaning, extra-guest charges, taxes or other disclosed fees. Optional services are charged only when selected or separately agreed.

If an obvious technical or pricing error occurs, we will contact you promptly and will not silently charge a corrected amount.

3. Payment

The amount due, payment dates and accepted payment methods appear during checkout and in your confirmation. You authorise the secure payment provider to process the disclosed amounts according to that schedule.

If a required payment fails or remains overdue, contact us promptly. A reservation may be cancelled only in accordance with the payment and cancellation conditions supplied with that booking.

4. Cancellations and changes

The cancellation policy displayed for your selected property and dates before payment is part of your contract. It determines any refund, credit or amount retained. Review the refund dates carefully before confirming.

Date, property, guest-number and length-of-stay changes depend on availability and may change the total. A requested change is not effective until we confirm it in writing. If we must make a material change, we will explain the available options and any applicable refund.

5. Guests and use of the home

Only the confirmed number of guests may stay overnight, up to the property’s stated capacity. Tell us before arrival if the guest count changes. Additional charges may apply where disclosed.

Use the home for ordinary residential accommodation and follow the listing information, arrival instructions and house rules. Parties, events, pets, smoking, commercial activity and additional visitors are allowed only where the property information or our written approval expressly permits them.

Children must be supervised, especially around pools, stairs, roads and outdoor areas. Guests are responsible for their own personal belongings.

6. Arrival, access and local utilities

Check-in, check-out and access instructions are provided for your reservation. Early arrival or late departure requires written confirmation and may involve an additional charge.

Samoa’s utilities and connectivity can differ from those in larger countries. Some homes use prepaid Cash Power, and weather or network conditions can occasionally interrupt electricity, water or internet service. We provide the property-specific information available to us and will give reasonable local assistance when an issue is reported.

7. Care of the property and damage

Leave the home reasonably tidy, secure it when unattended and report damage, faults or safety concerns promptly. You may be responsible for loss or damage caused deliberately, negligently or through a serious breach of the house rules, subject to the evidence, the booking conditions and applicable law.

Do not arrange repairs or engage a contractor on our behalf unless we have authorised this, except where immediate action is reasonably necessary to prevent injury or greater damage.

8. Problems during a stay

Give us a reasonable opportunity to investigate and help while the stay is active. Call +685 7606060, message us on WhatsApp, or email rental@holidayhomesamoa.com. Waiting until after departure can limit the practical remedy available.

9. Events outside reasonable control

Travel can be affected by severe weather, natural hazards, government restrictions, transport disruption and utility failures outside either party’s reasonable control. We will communicate what we know and act reasonably, but refunds and changes remain subject to the booking’s cancellation terms and any rights that cannot lawfully be excluded.

10. Applicable terms and law

These website terms, the checkout disclosures, booking confirmation, listing details and house rules together form the booking agreement. If a property-specific confirmation term conflicts with this general page, the more specific confirmed term applies to that stay.

Nothing in these terms limits a right or remedy that cannot lawfully be limited. The booking is governed by the laws applying in Samoa. We encourage guests to contact us first so concerns can be resolved directly.
